Before a new subdivision can be built, the developer must bring all the necessary utilities to the site and create streets, sidewalks and shared community spaces.

Infrastructure construction for new communities also requires building pads on which the individual homes will be erected. Unless this portion of subdivision construction is completed correctly, homeowners may experience problems with foundation settling, which can compromise the structural integrity of the homes — as well as their values.

Once the site work is complete, the vertical construction phase begins.
